Thanks for the hint.  The build still failed after removing the
destdir, but this time with:

#   install  /usr/src/../obj/destdir.amd64/usr/libexec/ld.elf_so-i386
/usr/src/../tools/bin/x86_64--netbsd-install -U -M
/usr/src/../obj/destdir.amd64/METALOG -D /usr/src/../obj/destdir.amd64
-h sha1 -N /usr/src/etc -c -p -r -o root -g wheel -m 555
ld.elf_so-i386 /usr/src/../obj/destdir.amd64/usr/libexec/ld.elf_so-i386

nbmake: stopped in /usr/src/compat/libexec/ld.elf_so


I also tried building without -u but saw something similar to the above.

I just updated my /usr/src, and will try again.
