NetBSD 10 install issues - zip: file is corrupt



I am getting errors when trying to install the base NetBSD 10 system on
a new hard drive on an AMD64 system.  I am getting errors that the zip
file is corrupt when it gets to the Xorg files, whether I try installing the Xorg system from the CD, from ftp, or via https. I can install a minimal system okay, it seems to only have issues with the Xorg files, specifically it was failing on the 'xserver' file.

The exact error is:     zip: File is corrupt

Continuing from that and trying via other methods (CD, ftp, https)
resulted in the system locking up (kernel panic).

Trying via sysinst from my 'minimal' install system after starting again
from scratch with a 'minimal sets' install has the same issue when it
gets to the Xorg sets files.

Are there directions I should head in terms of getting Xorg up and
running?  The CD allowed me to install pkgin, but would not install
modular-xorg either, it says it is not available.

(I should also note, I had issues trying to install from a usb stick, and
not having a working DVD-writer drive purchased a NetBSD install CD from
shoplinuxonline.com, that is the CD I used for this install.)

Thanks for any help, including pointers to potential solutions.
