You also need to tell xen.gz to use the serial port, like:
multiboot /xen33-debug.gz dom0_mem=256M console=com1 com1=9600,8n1
I find a serial cable.

i create/shutdown a VM to show you the comple process. here the output

# xm create /etc/xen/bsd49.cfg
