simon@ suggested to verify that jemalloc is the problem, and looks like
phkmalloc has the same symptoms... so pkg_install is broken:

$ sudo env LD_PRELOAD=/usr/src/lib/libc/libc.so.12.153 pkg_delete -R xfce4 
pkg_delete: mkver: new: can't allocate 248 bytes: Cannot allocate memory
$

I noticed too that pkg_tarup_all takes a vast amount of time to make the
xfce4 packages, this didn't happen time ago.

Something is not right in the pkg_install code...
