Perhaps this has been fixed in a new binary of xterm released
with a newer X11 binary kit, but I thought it might help some people to
know that the old one appears to have the path for the utmp file (where
"who's logged in" is kept track of) hard-coded to /etc/utmp. The
location for netbsd is /var/run/utmp.
I noticed this because even xterm +ut wasn't registering me as
logged in. A symbolic link seems to make xterm happy, however, so doing
"cd /etc ; ln -s /var/run/utmp utmp" as root should do it.

If this is old knowledge a) wish I'd known sooner! b) flame me
heartlessly.. I'm too happy that I actually show up on a finger of my
system to care!!
