What has worked for me is `bmake clean ; bmake clean-depends'.
I have since been able to build and install chromium and terminus-font.
- nodejs expected a missing file which has since been inserted in the 11 beta cvs repo
- terminus-font wasn't downloadable but became downloadable at another time
pkgsrc.txt mentions certain parameters in mk.conf may conflict and they are onetime set at bootstrap.
Hope that helps.
