modular-xorg-apps build instantly fails.

Is this anything to do with me building but not installing
Xorg-server ?

Which did cause=20
xorg-dirs-1.1nb2    Shared X.org directories
xorg-imake-6.9.0nb5 Imake and other utilities from X.org
xorg-libs-6.9.0nb11 X.org Libraries

To be installed as dependencies.

Or is it another problem???

Plus I didn't CVS update my pkgsrc, as it is the latest 2007Q2.

It shouldn't be too difficult:

1.) Get a recent copy of "pkgsrc" from CVS:
    export CVS_RSH=3Dssh
    cvs -d anoncvs@anoncvs.netbsd.org:/cvsroot checkout -P pkgsrc

2.) Build the necessary packages:

cd pkgsrc/meta-pkgs/modular-xorg-apps
make install
cd ../modular-xorg-drivers
make install
cd ../modular-xorg-fonts
make install
cd ../../x11/xterm
make install

That's it.
