All right now, I downloaded the tar_files/xsrc/*.tgz from 
ftp.netbsd.org, cvs updated the xsrc directory and now X is building, I 
think something was wrong in my xsrc directory.

P.S.- anyway, I had to install xmkmf manually into my PATH to run it in 
make build under /usr/xsrc
