Folks,

You know what?  I had a rule in my firewall blocking all traffic
to 172.16.0.0/12.  Amazingly once I put in a rule to allow
traffic to 172.20.10.2, everything started working fine:)

Sometimes I don't feel too bright:) hehehehe
