Here's the script I use:

rm -rf /usr/netbsd /usr/tools /usr/obj/* /sys/arch/i386/compile/CHALLENGER/*

PATH=/usr/tools/bin:$PATH ./ -D /usr/netbsd \
        -O /usr/obj \
        -T /usr/tools \
        distribution kernel=CHALLENGER $*
